Concept Plans: A concept plan per Section 301 of the Warren County Subdivision Regulations is required before a preliminary plan may be submitted for review, unless a directly comparable process (e.g. PUD Stage 1) has been completed. There are no deadlines for concept plan applications, however, their review takes approximately one (1) month to complete.

Site Plan Review (Mixed-Use Zones in Warren County Rural Zoning Code): For subdivisions utilizing any of the Mixed-Use zoning districts within the Warren County Rural Zoning Code, the recommended process is Concept Plan, Site Plan Review per Section 1.303 of the Zoning Code, then Preliminary Plan. The Site Plan and Preliminary Plan may be reviewed concurrently.

Preliminary Plans: The RPC meeting must take place within thirty (30) calendar days after submission of the preliminary plan per ORC 711.10. An application for preliminary plan may be submitted prior to this thirty (30) day time period provided that the applicant signs and agrees to an extension of such time and is not submitted prior to three (3) calendar days after a concept plan review. The commission shall issue a decision on the preliminary plan within thirty-five (35) business after it has been submitted per ORC 711.10.

PUD Site Plan: The filing dates for submitting a PUD Site Plan are four (4) weeks respectively prior to the nearest RPC meeting date. Acceptance of a PUD Site Plan submittal for review is predicated on the applicable zoning jurisdiction official having certified it acceptable in satisfying minimum zoning requirements as a submittal.

Variances: The filing dates for submitting variances from the Warren County Subdivision Regulations, or appeals are four (4) weeks prior to the RPC meeting date.

Zoning Amendments: The filing dates for submitting zoning amendment requests are two (2) weeks plus four (4) days prior to the RPC meeting date with the exception of November and December which is two (2) weeks prior to the nearest RPC meeting date. Zoning Amendments include PUD Stage 1 submittals.

The RPC meetings start at 1:00 P.M. and are held in Room 128 A of the Warren County Administration Building at 406 Justice Drive in Lebanon, Ohio, unless otherwise advised.
